02. Financing
A pre-approval/qualification lets you know how much you can potentially borrow.
Proof to sellers that you're
able to purchase.
A pre-approval is necessary when making an offer.
Pre-approval
Vs.
Pre-qualification
Pre-qualification: Calculates how much you can afford.
Pre-approval: Confirms that you qualify for the loan after verifying income documents.
Mortgage Broker Vs. Mortgage lender
Broker
Matches you with the right lender.
Lender
Financial Institution that provides loans.
Documents Required
Determines which loan
you qualify for.
USDA 0%
FHA/203K 3.5%
Conventional 5-10%
Jumbo %20
Calculating your Mortgage
PITI - Principle, Interest, Taxes, Insurance
HOA payments are added to the mortgage as well.
Example on 30 Year Mortgage

Yearly Insurance $1500
(P) $833 + (I )$965 + (T) $416 + (I) $125
= $2,339
PITI = Must be 28% or less of monthly gross income.

DTI=36 % or less

New Construction Financing

03. Start looking at potential homes
We'll work together to narrow your search and schedule house viewings.
My goal is to show you your dream home within 3 showing appointments or less.
04. Make a smart offer
When you find a house that fits
your needs and preferences, submit a smart offer.
Check your email for a copy of the Texas Real Estate Contract. This is the form we'll use to submit an offer.
As your agent I have a fiduciary duty to lead the negotiations in your favor.
Once our offer is accepted you have 3 business days to submit your earnest money and option fees.
Upfront Fees
Example $300K Home
05. Home Inspection
Schedule your inspections after signing off
on the buying offer.
Issues to look out for include termite problems and structural damage.
Every home comes with flaws. The inspector's job is to point out any major repairs we want the seller to fix or give credits for.
Be prepared for another round of negotiations based on the
necessary repairs.
We may negotiate more money off the purchase price or demand that the seller make repairs.
06. Remember other deadlines
Submit the required documents to your lender.
Your lender and I will stay on top of communicating any issues that we need to address.
.
KEEP YOUR CREDIT IN TACT
07. Sign on the dotted line and close
Finalize the deal after one last walk-through of your future home.
Closings take place at a Title Company.
